San Mateo County foreclosure auctions

San Mateo County sales are the Peninsula's puzzle: venues vary, many sales run online, and prices punish anyone who bids without checking the notice.

San Mateo County stretches down the Peninsula from Daly City to Menlo Park, and its trustee-sale slate reflects the full range of Peninsula housing: modest Daly City and San Bruno tract homes, mid-century suburbs in San Mateo and Foster City, coastal properties in Pacifica and Half Moon Bay, and some of the most expensive residential land in America in Hillsborough, Atherton, and Woodside — where, needless to say, almost nothing reaches auction. Cingore tracks the sales that do surface, most of them in the county's northern and bayside cities: Daly City, South San Francisco, San Bruno, San Mateo, Redwood City, and East Palo Alto.

The defining practical feature of this county is fragmentation. Unlike Alameda or Santa Clara, where one courthouse venue dominates, San Mateo sales are spread across trustees, venues, and platforms — including online auctions — and the advance information in public sources is often incomplete. That makes San Mateo a research-driven market: the edge goes to whoever reads the recorded notice most carefully.

Where trustee sales are held in San Mateo County

In our recent San Mateo listings, venues were frequently not published in the source material, and several sales ran through online platforms:

Read the Notice of Trustee Sale. San Mateo sales may be set for a courthouse-area venue in Redwood City, a trustee's location, or an online platform such as Hubzu or Auction.com with remote bidding. The recorded notice — available from the San Mateo County Clerk-Recorder — states the venue, date, and time that control.

Because publication is inconsistent, build in a verification step the morning of any San Mateo sale: call the trustee's sale line and confirm the sale is going forward, where, and at what time.

How the process runs here

The legal path is California's non-judicial standard — Notice of Default, a reinstatement window of at least three months, Notice of Trustee Sale at least 20 days before the auction, all recorded with the County Clerk-Recorder. Peninsula specifics show up in the details around the sale rather than in the sale itself: high land values mean many noticed properties cure or sell before auction (postponement and cancellation rates are high), and the properties that do sell often draw bids from experienced Peninsula investors and small developers who value the lot as much as the structure. If a San Mateo listing looks quiet, it usually means the equity story resolved before the steps — not that nobody was watching.
